Great explanation of the difference between brokers and agents-in your state. It&#039;s a little different in New Mexico.

In New Mexico there are two licenses, qualifying broker and associate broker. To be an agent for someone in Albuquerque, or anyone in New Mexico for that fact, we have to sign a separate agency agreement. Without that there is no implied agency and no there are no fidcuiary duties. We do have 10 broker duties, however, that are very similar to the fiduciary responsibilities of agency, but not exactly the same.

Qualifying brokers have more education and longer time in the business than associate brokers here. We don&#039;t have any point system, however, I really like the idea! Actual proof you have done some deals! 

It&#039;s interesting how different states have different laws and rules. Thanks for explaining the difference in your neck-of-the-woods.</description>

		<description>I would also like to add its very important to find a great agent who has a marketing plan to rent or sell properties as fast as possible.  

Obviously being professional, polite, nice, is very important.  

But, none of this is useful if their marketing plan cant help you rent or sell your property.  

Buying real estate is the easy part, but once you buy it, what are you going to do with it to make money?

Even if you are buying it to live in...if your plans change and you need to sell, you need to work with someone who can turn it for you.  

Just me 2 cents.</description>
