After sitting no the market, you finally have a buyer that wants to buy your home. They are excited to purchase and you are excited to sell, but you’re not out of the woods yet.

Just because you have a contract on your home, doesn’t mean your home is sold. There are many obstacles to overcome before you and the buyer are shaking hands at the closing table.  Here are 5 reasons why your Logan UT home sale will fall through, and what you can do to avoid these pitfalls.

Lack Of  Commitment From The Buyers

After the initial “wow” factor subsides, buyer’s often feel buyers remorse. They start to get antsy and feel they made a mistake. These buyers are hard to deal with, but you can overcome this situation with a little comfort.

Ask your neighbors to chip in on the sale of your home by offering your buyers comfort. Buyers often like to talk to neighbors, and you should let the people around you know when the buyers will be around your house.

In order for a buyer to obtain financing on their home purchase, the appraisal the bank requests must satisfy the loans terms. As soon as you receive a contract on your home, you and your real estate agent should be prepared to combat a low appraisal.

Home buyers have a due diligence period when purchasing a house. They have the right to inspections, appraisals, and obtaining financing. These contingencies in a contract give buyers three chances to walk away from the purchase of your home.

It’s important when you’re going through contract negotiations to make these deadlines very clear to a buyer and their agent. Your agent should also keep the buyers agent well informed of these contingency dates.

If there is a problem with the inspection, be sure to define clear dates when the problem will be fixed, who pays for it, and who will fix it. You have to be clear and fast to act if problems arise. If you let things go or fail to make necessary repairs, your deal will fall apart.

A low earnest money deposit gives a buyer an easy out. When asking for earnest money be fair, but make sure you get enough to ensure your protected. An earnest money deposit of $500 may not warrant a buyer to stick around through closing as a $2,000 deposit would. Discuss with your agent the best route to go when securing an escrow deposit.

Bad Inspection Reports

A bad inspection report can kill your deal faster than anything else. If there is a problem with your home that a buyer was unaware of before they signed the contract, it can throw up red flags.  Also, some inspectors are known for alarming home buyers unnecessarily by scaring them about minor repairs.

To avoid a surprise inspection, many home sellers will obtain a pre-inspection to sure up any problems that may arise during the sale of their home.  If anything comes up, you can take the necessary steps to fix it, or let the buyers know about the problem before contract negotiations. You can then negotiate those items into your asking price to satisfy a buyer.

One thing you should be aware of with a pre-inspection is the fact you have to disclose any items within the inspection report whether you fixed them or not. You can’t hide these problems from buyers, and if you do, you will end up facing a lawsuit.

Missed Deadlines And Bad Communication

Late For A Date!Once a home goes under contract both buyer and seller must perform the contracts stipulations in order to close. Deadlines and contingencies must be met within the contract terms or the contract will be null. People seem to get in the way of a home purchase more than anything else.

Lazy Realtors and uneducated home buyers and sellers each have a major role in deals that fall apart.  You can avoid this situation by using a Realtor that shows great communication skills, and keeping communication lines open between buyer and seller.

Having a plan to keep in contact with all parties is crucial. Something as simple as marking deadlines on a calender and printing off copies for each party involved can help avoid missed deadlines. Scheduling a day every week to get together with your agent is a great way to stay informed. As you move closer to closing, you should be in contact with your agent every couple of days.

Every real estate deal has something come up during the process. The reason why I have a 99% close rate is communication, knowledge, and an understanding of the real estate process. Don’t let your deal fall apart because of laziness or uneducated parties.

I would recommend putting your home on the market, and see what type of activity you receive.  If you’re not getting any activity on your property after a few weeks, you’re likely over priced and need to reduce it.  You can also ask a real estate agent to do a market analysis for you, as most agents would be happy to provide this service. They have access to sold data from the MLS, and can usually provide you a pretty good ball park of your homes value.

Prepare Your Home For Showings

Putting a sign in the yard and not taking care of the cosmetics will not cut it. Home buyers are picky. They like updated homes that are clean, de-cluttered, well manicured, and fresh.

Your home has to look it’s best to impress, and if you don’t take care of the cosmetics, you’re home isn’t getting through the white house gates. There are also some real estate brokerages who offer a fee service allowing you to list your home in the MLS. They usually cost between $300-$500.

Keep your marketing updated. Many FSBO signs, after a month or so, start to fade. Make sure people can see your phone number clearly. You will also need to re-post your online ad’s about once every two weeks. If anything changes with your price or selling conditions, be sure to update your advertising to show it.

There are many people with descent incomes that want to buy but can’t quite qualify. A lease option could be a good way to pay your mortgage and have a chance to sell the home later on down the road.

According to the National Association of Realtors, only 13% of homes sold in 2008 were FSBO’s. Offering these extra incentives will give you a greater shot at selling your home.  Be prepared to make the pot sweet enough to entice a potential buyer.

Hire a Realtor to get your home sold. Yes, Realtor fees are high, but we provide a valuable service, and statistically will bring you more money than if you sell on your own.

Hate real estate agents? So did I before I became one. The reason I became an agent was the frustration I had with working with them. If you had a bad experience with a Realtor, don’t judge everyone by that experience.

Since becoming an agent, I have found most agents are respectable business people with high integrity. Sure, just like all professions, we have our bad apples. But you can avoid them by doing a little homework and talking to friends.

I admire anyone willing to take on the challenge of selling a home in today’s tough market. Be sure to get all the information you can and speak to agents about pricing your home correctly. As a real estate agent, it’s my job to talk you into listing your home with me so I can sell it. Of course, many people choose to sell their home on their own, and I truly respect their decisions. So much so, I wanted to give you some free advice if you are trying to sell your home on your own. These tips are things we as REALTORS(R) have learned through the years on how to get the most bang for your buck when trying to sell a home without an agent.

Selling a Cache Valley home in today’s tough market is all about price. If your home doesn’t compare to other homes in your price range, you will be hard pressed to find a willing buyer.  Pricing your home is not an easy task. If you don’t have access to your local multiple listing service (MLS), how do you know how much your home is worth? It’s easy, call a REALTOR!

But wait, you don’t want to use a REALTOR(R) to sell your home, why would you ever want to ask them how much your home is worth? The answer is simple. A true professional REALTOR(R) is a service provider and they should be happy to do a free market analysis on your home. Speaking for myself, I have done numerous CMA’s (Competitive Market Analysis) for FSBO (For Sale By Owner) sellers. I do it as a free service and there’s a reason why.

Let me be totally honest here. According to the National Association of REALTORS(R), only 7% of homes sold every year are FSBO. Which means, selling your home by owner is a difficult task. I, as well as every other real estate agent out there, knows that there is a good chance you won’t be able to sell on your own. I don’t say this trying to steer you towards using an agent but to inform you of the numbers.

We know as agents you might need an agent down the line and by providing you with a market analysis for free on your home, if you liked the information I provided you, there’s a good chance you will call me to list your home if you can’t get it to sell by yourself.

What does this all mean? Talk to friends and family about agents they have used. Ask them for a referral and see if they will provide you with a free market analysis of your home. Be sure to tell them you are planning on selling your home by yourself, but you would like a little help on pricing. Most agents will be glad to help you, and if you run into an agent that won’t help you, move on to the next.

Now that you have some ideas on pricing you need to evaluate the condition of your home and prepare for showings. The condition of a home is the second most crucial part of selling. People driving by your home will see your sign and make an instant evaluation of the home based on outside appearance. If your home doesn’t seem well maintained on the outside, you’re going to deter potential buyers before they even step foot in your home.

You can inform potential buyers your home has been inspected and all repairs have been taken care of, and be sure to provide the documentation.

Deep Clean: If you haven’t had your carpets cleaned in a while it would be a good idea to get them done. You can go to local grocery stores and rent a carpet cleaner or call a professional. You will also want to take a day and scrub the walls. You’ll be amazed at the amount of dirt and grime that can accumulate over the years just on your walls.

Manicure Yard: No matter what time of year, you can always keep a well maintained yard, and it’s crucial to attracting buyers. Keeping a well maintained yard tells buyers you take care of your home on the inside.

Maximize Space: De-Clutter!! Take a good look at the interior of your home and be blunt with yourself. Clear the kitchen counter tops, remove old unsightly furniture, clean off tables, and make sure that unnecessary clutter is removed from every room in the house.

Neutralize Paint: Neutralized paint allows a potential buyer to envision themselves living in your home. Some neutral paint colors are Ground Ginger, Klim Beige, Marshmallow, Pale Smoke, Rain, Rice Paddy, Wickham Gray, and Woodmont Cream.

Fix Up Exterior: It’s a good rule of thumb to keep flower pots in good condition, remove old and worn floor mats, and keep the yard clean of debris. You want your home to look as good on the outside as you keep it on the inside to give a potential buyer the affirmation of cleanliness on the inside.

Create A Pleasant Atmosphere: When showing the home you want to make sure you turn all the lights on, open up drapes and blinds to let natural sunlight in, and light a few nice smelling candles to give off a warm feel. Remember, you want a potential buyer, while viewing your home, to feel like it’s a home and not just a house. Keep your home in showing condition as much as possible. You never know when a potential buyer will show up on your doorstep asking to preview your home.

The average days on market in Cache Valley is just over 100 days. This means you need to be prepared to wait for the right buyer to come along. However, if you receive more then 15 showings without an offer, there is something wrong with your selling proposition, which means you are probably over priced. If you have a lot of showings without an offer, be sure to examine your price, and adjust it accordingly.

According to the National Association of REALTORS(R) 90% of home buyers will start their search online. There are many websites available that will allow you to post your home online as a for sale by owner. You can find these websites by searching Google. It’s important to make sure your pictures are well lit as well as keeping your information updated.

Join social networks such as Facebook and Twitter to market your home to friends and family. Let people know you are selling your home during social events, and always be ready to give someone information about your home.
