Roy Utah Neighborhood Guide For Home Buyers

Roy Utah is one of the largest cities in Weber County providing a ton of housing options. From large luxury homes to small townhomes, Roy has all sorts of options for home buyers. In this post I wanted to outline some of Roy’s best neighborhoods.

Roy Utah Homes: The Neighborhood Guide

Roy is located Southwest of Ogden Utah in Weber County just West of Hill Air Force Base and has the second largest population in the county at just over 37,000 residents. Roy is mainly residential with very few commercial buildings making it a perfect place to live. With such a close proximity to HAFB and many of Utah’s largest cities, Roy provides a small town feel with quick access to Utah’s hot spots. If you’re looking to move to Roy, you may want to check out some of these excellent neighborhoods:

Royal Meadows Homes For Sale – If you’re looking for luxury homes, Royal Meadows is the place to be. With homes starting in the upper price range above three hundred thousand, Royal Meadows is high class living at it’s finest. If you’re earth conscious, know that this subdivision is located just a few minutes from FrontRunner and just a couple of blocks from I-15.  To get to Royal Meadows just follow Hinckley Drive from I-15 until you hit 1900 West and follow 4000 South to 2225 West.

Southfork Meadows Homes For Sale – A new neighborhood built by Ivory Homes from 2000 to 2006, Southfork Meadows is a quite neighborhood located close to parks and schools. With more than fifty homes in this area, you’ll have plenty of options for buying. Locate off the beaten path on 6000 South and 3500 West, you’ll be nestled in one of Roy’s quieter parts of town. To get to Southfork Meadows get off of I-15 on 56th south and follow it all the way to 3500 West making a turn on 6th South.

Maple Grove Homes For Sale – With homes still being built, you still have the chance to make those custom upgrades and add a flavor of yourself to your new home in Maple Grove. With new homes starting at just $170,000, this Roy neighborhood offers great homes at great prices. The location is nice being close to the hospital and Roy Park located on 5650 South and 3200 West. T o get to Maple Grove just follow I-15 from 56th South all the way to 3200 West, it’s that easy!

Shady Meadows Homes For Sale – From some of Roy’s larger homes to starter homes, Shady Meadows has quite a few homes to choose from being one of the larger subdivisions in Roy. Want a new home? Shady Meadows is still in production and you can get a nice new home from the low $230′s. Local amenities include an LDS church, parks, and a large shopping center. You can get to Shady Meadows by following 56th street from I-15 and go North when you hit 3650 West.

Country Meadows Homes For Sale – If you’re looking for a home on a larger lot, many of the homes in Country Meadows come with a half an acre or close to it. Located close to Midland drive on 3600 West, this small neighborhood is conveniently located to businesses and shopping centers.  If you’re looking for a small subdivision, Country Meadows is a great option and can be found by following 4800 South off of Airport Road.

Roy is a great city focusing on residential more than commercial and is perfect for any home buyer trying to stay away from a large city atmosphere. Providence Utah Neighborhood Guide For Homebuyers

As a Providence Realtor, I have access to a lot of Providence Utah real estate information that many other people don’t. In this post, I wanted to share a guide to some of Providence’s most prominent neighborhoods, subdivisions, and local hot spots.

Providence Utah Real Estate: The Neighborhood Guide

Providence Utah is located a mile Southeast of Logan, Utah with a population of 6,500 people. Just like most areas in Cache County, Providence provides stellar views of Cache Valley and the surrounding mountains. The majority of the population resides on the East Bench, where many of Providence’s luxury properties are located. Here are a few neighborhoods on the east bench:

Eagle View Homes: This quaint neighborhood provides excellent luxury housing opportunities if you have the money to purchase a home above $300,000. Housing styles in Eagle View include Ranch/Rambler’s and 2-story conventional custom homes. You can get to Eagle View by following East Center street up the hill until you meet an end at Sherwood Avenue.

Canyon View Homes:  Although a smaller neighborhood, Canyon View provides some of the best views from a-top the mountainside in Providence. These homes are in the upper price range, providing luxurious amenities, large square footage, and unique custom attributes. Take a drive up 500 East and make a turn down Sunset Lane to enjoy Canyon View.

Sunrise Acres Homes: A quiet location is the best feature for Sunrise Acres as it sits well hidden in South Providence. These homes are newer all built after 2005 with a few built as late as 2007. Although a newer neighborhood, this subdivision is fully finished with  spectacular  views of the Wellsville Mountain Range in South Cache Valley. Take a Sunday drive following Garden Drive to 500 South for a view of Sunrise Acres.

Cobblestone At Spring Creek: This gated community is a planned unit development located in Northern, Providence. Being a gated community, Cobblestone provides some great amenities including a swimming pool, exercise space, a large clubhouse with a meeting room and a locally contributed private library. Cobblestone properties range in the lower end from $160,000 up to higher end units at $350,000.

Brookside Village Homes: Located in Northern, Providence near River Heights, Brookside Village is a great place for the homebuyer looking for a mid-sized home. The way the neighborhood is built provides safe roads for children, and very little traffic. As one of the larger developments in Providence, there are plenty of homes available. Properties range from $150,000 up to $240,000.
